Q. Larry….. Why should we choose you to assist us in the purchase of our home?

I bring 18 years of negotiation experience to the table….. I am well versed in the pitfalls that many home buyers make….. on the previous page click What I will do for you the Home Buyer........ that page, will describe in detail, how I look out for your interest in the purchase of your home.



Q. Is there anything wrong with us going out and searching for homes on our own?

Yes…. sometimes there is……. If you are just driving neighborhoods to get a feel of an area, that is one thing. But as a team we need to work together to make sure that we are finding the best homes at the best price that is out there……. And this is done by educating ourselves together in the current Market. If you start calling Real Estate Agents whose name is on the sign (regarding a home you are interested in) and give them information that you think is no big deal, you could dramatically hinder our negotiation position. Start the process on your own by using tools like Home Search but at some point for your benefit we will pull our resources together to negotiate the best deal for you.



Q. Where do we start?

With a call to Larry. I'll ask about your plans, interests, and price range. I’ll want to know if you prefer a neighborhood setting or acreage, a new/newer home vs. vintage, and other general information. give you an area map, and take you out to look around.



Q. Can we get started before driving around

Certainly! I am happy to direct you to on-line tools and email color photos of properties you might find interesting. If you see an ad or sign you’d like to pursue, I'll get all the information to you right away.



Q. Who does Larry represent--the buyer or the seller?

On the Previous page Click on Buyer Agency and You for a description of the three relationships I have with my clients. I recommend you allow me to represent you as a Buyers Agent.......... but the choice is yours.




Q. How do we get the best price?

We get the best price by preparing ourselves for the Market as Follows:


  • Make sure your financing is in place.
  • Understand your financing and cost of obtaining it, so there are no surprises for you at closing.
  • We use the fact that you are qualified for a loan and ready to close as a negotiation tool…… just this simple step could save you thousands of dollars!
  • We educate ourselves regarding the current market so when we find a home you are interested in we have a strategy we can follow
  • You work with a Real Estate Broker....... who understands the....... "Art of Negotiations"

    Education & Preparation are the keys to obtaining the best price. Utilize my years of negotiating experience to help you achieve your goal of finding and buying your home.....




Q. How do we arrange financing?

I’ll put you in touch with a number of mortgage brokers. They can usually “qualify” you for a loan within minutes over the telephone, or click on EZ-Loan Application for access to a mini loan application.



Q. What about earnest money?

Offers are usually presented with a 1%-2% deposit in our market.



Q. When can we close?

Most contracts close within about 30 days after execution. It’s possible to close as quickly as in a week or as long as 60 days (or even longer) if the seller agrees.



Q. How much are closing costs?

As a rule of thumb, you can expect about 1% o the purchase price plus whatever loan fees are charged for miscellaneous closing costs. Lenders are required by law to provide you with a Good Faith Estimate of anticipated closing costs when you apply for your financing.
We will be discussing your closing costs a long time before you are headed to closing..... when you work with me..... you will know and understand your costs..... There will be NO Suprises.
